Please note that applications will not be accepted unless the property has been viewed internally. There are sometimes restrictions on smokers, children and pets, it is the prospective tenants responsibility to check and discuss any requirements before viewing any property |

After the property has been viewed we invite all interested parties to complete and return an application form, which can be posted to you upon request or alternately from the person conducting the viewing. Please note that at the time of submitting your application we require a fee of £120.00, which covers the tenant assessment procedure and the administration. We also require a proof of identity (passport, birth certificate etc) If more than one person intends to be a named tenant then a further fee of £60.00 per person is required. In the event of the overall application being turned down a fee of £20.00 will be refunded. Please allow between 10 and 14 working days. |
Once all references have been received and approved by our clients we will contact you to arrange a date for signing the tenancy agreement. At this stage two months rent will be required for a deposit/security bond. The deposit and first months rent is payable before the keys can be released, only bankers draft, building society cheques or cash is acceptable for this payment. |

You will then be asked to meet at the property, once the agreements have been signed to go through the schedule, where applicable, of condition where the keys will be handed over, unless otherwise agreed. The initial agreement will be an Assured Shorthold Tenancy agreement for 6(six) months, which can be renewed at the end of this period dependent on both parties. If Murphy and Co is managing the property then we will require the rent to be paid by standing order on a monthly basis. |
